PROJECTS

Our role is a hybrid of traditional project management and client representation. We work exclusively for you, protecting your interest whilst coordinating architects, designers, builders and specialists to deliver your vision on time, on budget and to the highest standard.

 

We work in accordance with the RIBA Plan of Work, broken down in to three clear project stages. 

01. Pre-Commencement

RIBA Stages 1 - 4

Establish the brief, team assembly, design, planning and procurement - everything required before a spade enters the ground.

This is where the project is properly established. We begin by understanding your ambitions, budget and programme in detail, before assembling the right professional team — architect, structural engineer, interior designer and any specialist consultants. We manage the design process from concept through to technical drawings, oversee any planning applications, and run a rigorous tendering process to appoint the right contractor at the right price. By the time construction begins, every decision has been considered and every risk accounted for.

02. Construction

RIBA Stages 5 - 6

Dedicated on-site representation throughout the build, protecting your interests at every stage.

We act as your sole point of contact and representative on site throughout construction. We attend every site meeting, review progress against programme and budget, manage variations, assess contractor valuations and keep you clearly and regularly informed. Our focus is on protecting your interests - resolving issues quickly, maintaining quality standards and ensuring the project stays on track.​

03. Post-Completion 

RIBA Stage 7

Snagging, handover and close-out - ensuring a smooth transition from building site to finished home.

As the project approaches completion, we manage a thorough snagging and inspection process, co-ordinate all final sign-offs and ensure every outstanding item is properly resolved. We compile and hand over all warranties, O&M manuals and legal documentation, and remain available after you move in to ensure any defects are addressed promptly and professionally. The project is not finished until you are completely satisfied.
